Roadway typical sections have been updated to City <br />of Lake Elmo standards. Additional turn lanes have been added as well as trail in locations <br />requested by the city. Public roadway cross section geometrics have been revised to meet <br />City Engineer requirements. The proposed site plan designs for the commercial lots have <br />been updated to address Planning comments on lot geometric requirements. <br /> <br />e) A narrative explaining the intent of the project and/or your original or revised vision for the <br />finished product; <br /> <br />The proposed project proposes a first phase of public roadways, public utilities, regional <br />stormwater, and site mass grading. The first development to be constructed upon <br />completion of the public roadways and mass grading will be the future Bank parcel on <br />Lot 3. Future site improvements include the remaining three commercial developments <br />and ultimately a future residential use pending favorable market conditions – all of which <br />is intended to be consistent with Lake Elmo’s 2040 Comprehensive Plan. The <br />commercial portion of the project will face the south and east along Stillwater Boulevard <br />N and Manning Ave n (C.S.A.H No. 14, and 15 respectively). The project proposes four <br />commercial buildings within the proposed 7 -acre commercial area. <br /> <br />f) A statement showing the proposed density of the project with the method of calculating <br />said density shown;
