The subject property received a comprehensive plan amendment and rezoning <br />approval through Resolution 2024-029 and Ordinance 2024-07, respectively, on March 6, 2024. The <br />proposed land use, a public school, is consistent with the future land use, Institutional, and zoning <br />district, Public Facilities, where it is a conditional use. <br /> <br />Minimum Lot Area. The Lake Elmo Elementary School site is comprised of one parcel 47.59 acres in <br />area. This is above the City’s maximum lot area of 20 acres. Because the school is seeking to subdivide <br />this property as required by the City, the City has also required a variance be approved to the 20 acre <br />maximum. Staff support a variance to the City’s maximum lot size due to the fact that a great majority <br />of this property is encumbered by the buffer for the Oakdale Gun Club.
