City of Lake Elmo <br />August 20, 2024 <br /> <br /> <br /> 4 of 4 12236128.000 <br /> Image #4 <br /> <br />➢ Grading: The existing topography of the site has large variations in grades and lack any <br />large flat areas to propose improvements such a school, parking lots, ball fields, soccer <br />fields, and any other amenities typically found at an elementary school. The vast <br />variation of grades can be seen below in Image #5. To design a site that would provide <br />all these amenities, the site needed to be mass graded to provide flatter areas. The mass <br />grading of the site was done in a way to maintain as many trees a feasibly possible while <br />still proving amenities that will service the school district and the public. <br /> <br /> <br />Image #5 <br /> <br />The design choices listed above outline why trees throughout the site were impacted. These <br />choices, along with the other site factors and the fact that the site is heavily wooded, seem to be <br />reasonable justifications for providing an exception to the tree preservation requirements. <br /> <br /> <br /> <br />
