No public improvements are proposed or appear to be impacted by the Addition. <br />However the improvements are proposed immediately adjacent to a City owned and <br />maintained watermain. The plans should be revised to clearly show the limits of the <br />watermain easement (easement line labeled and dimensioned on the plans). <br />2. A plan note should be added to the plans to prohibit any field changes that would result <br />in an easement encroachment. <br />3. No stormwater management permit is required by the City as the new impervious <br />surface is less than 43,560 SF. However, the VBWD threshold for requiring a permit is <br />only 6,000 SF. The new impervious surface for both the Clubhouse Addition and the <br />Pickleball Court is 6,162 SF. The applicant should be directed to consult with the <br />VBWD to determine if a permit is needed. <br />4.
