Terms and conditions of Stormwater Reuse Irrigation System Maintenance and <br />License Agreement, filed May 15, 2024, as Document No. 4436991. No further <br />action is required. <br />g. Terms and conditions of License and Maintenance Agreement for Landscaping <br />Improvements – North Star, filed May 15, 2024, as Document No. 4436992. No <br />further action is required. <br />h. Terms and conditions of Temporary Cul-De-Sac Easement, in favor of City of Lake <br />Elmo, as created in document filed May 15, 2024, as Document No. 4436993. The <br />temporary easement does not need to be depicted on the Plat. By its terms, the <br />temporary easement will expire upon the recording of the Plat. No further action is <br />required. <br />i. Terms and conditions of Declaration of Covenants, Conditions, Restrictions and <br />Easements for North Star, filed November 15, 2024, as Document No. 4454650. <br />(Additional Property.) The Property is described and treated as additional property <br />under the Declaration. No further action is required. <br />j. A portion of the property contains wetlands which may be subject to federal, state, <br />or local regulation. The wetlands appeared to be depicted on Outlot A as depicted <br />on the plat of North Star. If additional wetlands should be depicted as on the <br />Property, the Plat must be revised to depict the additional wetlands. I require review <br />of any such revisions to the Plat. <br />k. Easements for utilities and drainage as shown on the recorded plat of North Star. <br />The plat of North Star did not dedicate any public drainage and utility easements <br />on the Property. No further action is required. <br /> <br />4. Property taxes and assessments. All real estate taxes due in the year the Plat is to be <br />recorded must be paid prior to recording. All assessments must also be paid. <br /> <br />PID No. 14.029.21.14.0083 <br />2025 taxes have been proposed in the amount of $3,102.00 but are not yet levied. There <br />are no delinquent taxes of record which must be paid prior to recording. <br /> <br />PID No. 14.029.21.12.0097 <br />2025 taxes have been proposed in the amount of $4,658.00 but are not yet levied. There <br />are no delinquent taxes of record which must be paid prior to recording. <br />This letter does not purport to set forth every matter relevant to a determination of whether title to <br />the Property is marketable, and no one should rely upon it for that purpose. The sole purpose of <br />this letter is to identify required signatories to the Plat and related issues of interest to the City in <br />connection with platting, as evidenced by the Commitment. <br />
