The Subdivision Improvements are subject to a storm water management plan (SWMP) meeting <br />State, Valley Branch Watershed District (VBWD) and city rules. The Northstar 2nd Addition plans <br />appear to the consistent with the approved Stormwater Management Plan for the Northstar <br />subdivision. <br />8. No additional storm water basins are proposed for this phase, however the lot drainage and <br />emergency overflow pathways must remain consistent with the approved Preliminary Plans. <br />9. Stormwater Reuse is required for all lots in the Northstar 2nd Addition, as outlined in the <br />approved Stormwater Management Plan and watershed Permit. A Stormwater Reuse Irrigation <br />System Maintenance and License Agreement will be required for this subdivision Phase. <br />10. No watermain or sanitary sewer pipe oversize costs are anticipated for this phase of the <br />development. <br /> <br />FINAL CONSTRUCTION PLANS & SPECIFICATIONS <br />1. Final Construction Plans and Specifications must be prepared in accordance with the latest version <br />of the City Engineering Design Standards Manual dated January 2022, using City standard details, <br />plan notes and specifications and meeting City Engineering Design Guidelines, unless otherwise <br />approved by the City. <br />2. Stormwater Reuse Irrigation Plans and Specifications must be prepared in accordance with the <br />latest version of the Stormwater Reuse Irrigation Design Standards dated January 2022. <br />3. The Construction Plans dated January 7, 2025 and submitted with the Final Plat application may <br />require revisions as determined by City plan review. No construction on the Project may begin <br />until the applicant has received City Engineer approval for the Final Construction Plans; the <br />applicant has obtained and submitted to the City all applicable permits, easements and <br />permissions needed for the project; and a preconstruction meeting has been held by the City’s <br />engineering department. <br />
