The review consisted of the following documentation: <br />· Inwood Townhomes Preliminary Plat and Plans dated April 28, 2025. <br />· Stormwater Management Plan dated April 28, 2025. <br /> <br /> <br />STATUS/FINDINGS: A condition of Preliminary Plat approval, if granted, must require the applicant to <br />revise and resubmit Preliminary Plat/Plans to address each review comment and condition of approval to <br />the satisfaction of City staff prior commencement of grading or prior to the City accepting a Final Plat/Plan <br />application. Engineering has prepared the following review comments to be addressed. A point-by-point <br />response letter must accompany the plan resubmittal. <br /> <br />It should be noted that no engineering review was completed over the east or west parcels as part of the <br />original Inwood Preliminary Plat. These parcels were presented as Outlots and were marked as ghost plats <br />only. The Preliminary Plan submittal did not provide the required Preliminary Plat submittal <br />documentation for City review (street, grading, utilities, etc.). Accordingly, there was no known <br />intersection location along Island Trail. <br /> <br /> <br />PRELIMINARY PLAT/PLANS <br /> <br />1. Revise the Preliminary Plat and all Plan Sheets to reconcile and present a consistent naming of all <br />Lots, Blocks, Outlots and Streets. <br />2. The Preliminary Plat and Plans must be revised to provide the minimum required 30-foot-wide <br />drainage and utility easements for Lot 1, Block 1. Current easements are shown at 20-ft. <br />3. Revise the Preliminary Plat/Plans to change the Street C right-of-way call-out to an Outlot. To <br />accept Street C as a public street, a right-of-way width of 60-feet is required and a 5-ft. boulevard <br />before the sidewalk is required for snow storage. <br /> <br /> <br /> <br />
