Preliminary Plat Submittal, dated 4/28/25, received 4/29/25 <br />REVIEW HISTORY <br />1. 9/12/24 Concept Plan Review <br />2. 3/6/25 Preliminary Plat PUD Review <br />3. 5/19/25 Preliminary Plat PUD Review <br />LOCATION: East of Inwood Ave N, between 5th Street N. to the north and east and Eagle Point Blvd. to <br />the south <br />CURRENT LAND USE CATEGORY: High-density residential and guided high-density residential <br />and mixed-use commercial <br />ADJACENT AND SURROUNDING LAND USE: Business Park to the south, high-density <br />residential to the west, low-density residential to the north, and Public Facilities to the north and east <br />SPECIAL LANDSCAPE PROVISIONS: none <br /> <br />TREE PRESERVATION PLAN: 105. 12. 470 <br />• The applicant has provided a tree preservation plan that meets code. <br />LANDSCAPE PLAN: 105.12.480 <br />• The applicant has revised their plans to address the items noted in the previous memo. <br /> <br />RECOMMENDATION: <br />The landscape and tree preservation plans may be approved. The applicant notes on sheet L1 that these are <br />preliminary plans for City review only. While these are sufficient for approval, Construction Plans must be <br />provided to the City Landscape Architect showing plant schedules with the ground covers and tree species <br />proposed on landscape plan sheets L2 and L3 for easy reference, in order to assist with landscape warranty <br />inspections.
