<br /> <br /> <br />3 <br /> <br /> <br />“Site Plan Approval <br />• Prior to the start of any construction, Civil Site Construction Plans <br />must be prepared and submitted for City review and approval. The <br />plans must be prepared and signed by a registered professional <br />engineer in the State of Minnesota and the plans must be prepared <br />in accordance with the City Design Standards and Plan Format <br />requirements.” <br /> <br />Acknowledged. Civil Site Construction Plans meeting the <br />requirements of this review comment will be submitted by the <br />Applicant prior to the start of any construction and/or prior to the <br />issuance of City Permits for the project. <br /> <br />• “An existing conditions plan is required to facilitate a detailed review <br />by the City and site plan revisions maybe required due to new <br />information provided in the detailed plans. Existing conditions must <br />include scaled full size plan sets (no greater than 1” = 50’ scale) <br />and include all property, right ‐of ‐way and easement lines, a <br />detailed topographic survey including contours at 2’ intervals or less, <br />include all public and private utilities along the public rights‐of‐ <br />way and for a minimum distance of 150 feet from the construction <br />limits, and include delineated wetlands and wetland buffers. Public <br />and private utility information must include utility type, pipe material <br />and size, inverts (when applicable) and location as surveyed in the <br />field.” <br /> <br />A certified existing conditions survey, meeting the requirements of <br />this review comment, is provided as Appendix D. <br /> <br />• “The site plan indicates that wetland locations are shown from GIS <br />database information. A wetland delineation will be required and the <br />Site Plans must be updated to include the delineated wetlands and <br />required wetland buffers meeting the City and watershed <br />requirements.” <br /> <br />The site plan labels previously submitted as referenced above were <br />made in error and have been updated in all appendices. The wetland <br />delineations shown on all current and past site plans are the <br />approved, field delineated boundaries. <br /> <br />As noted and documented in our Conditional Use Permit application, <br />Braun Intertec completed a field delineation (Level 2 Delineation) in <br />April 2021, which identified two wetlands on-site.
