Other structures typically incidental <br />and clearly subordinance to <br />permitted use <br /> <br />Lots 2 and 3, Block 2 <br />The proposed uses for Lots 2 and 3, Block 2 are not known at this time and are reserved for future development with <br />one the allowed uses listed above. <br />Lot 1, Block 1 <br />The proposed use for Lot 1, Block 1 is a Dairy Queen fast food and drive-through restaurant. The fast food restaurant <br />is a permitted use and the drive-through is a conditional use in the Commercial district. Both uses are proposed <br />permitted uses with the PUD. The conditional use permit standards for a drive-through restaurant are provided below <br />in order to demonstrate the proposed use is compatible as a permitted use in the PUD. <br /> <br />The proposed drive-through use complies with the conditional use permit standards for food services in Section <br />105.12.520 of the Zoning Ordinance: <br />(1) Drive-through elements shall not be located between the front facade of the principal building and the street. No <br />service shall be rendered, deliveries made or sales conducted within the required front yard, although tables may <br />be provided for customer use. <br /> <br />The drive-through elements and delivery door are located on the south side of the building, away from the front <br />façade and Hudson Boulevard right-of-way. A concrete walk/patio is situated in the east side yard next to the <br />building. <br /> <br />(2) Site design shall accommodate a logical and safe vehicle and pedestrian circulation pattern. Adequate queuing <br />lane space shall be provided, without interfering with on-site parking/circulation. <br /> <br />Vehicle and pedestrian circulation is typical of similar drive-through restaurants and adequate queuing is <br />provided on site. <br />
