The proposed development conforms with the Comprehensive Plan and <br />Zoning Ordinance. <br /> <br />(3) The use or development is compatible with the existing neighborhood. <br /> <br />The proposed use is compatible with the adjacent commercial and retail uses. <br /> <br />(4) The proposed use meets all specific development standards. <br /> <br />The proposed use meets all specific development standards, including the Standards for Food Services in <br />Section 105.12.520 of the Zoning Ordinance, as discussed above. <br /> <br />(5) If the proposed use is in a floodplain management or shore land area, the proposed use meets all the standards. <br /> <br />The proposed use is not located in a floodplain management or shoreland area. <br /> <br />(6) The proposed use will be designed, constructed, operated, and maintained so it will not change the essential <br />character of that area. <br /> <br />The proposed use will be designed, constructed, operated and maintained so as to be compatible with the <br />adjacent commercial and retail uses. <br /> <br />(7) The proposed use will not be hazardous or create a nuisance to existing or future neighboring structures. <br />
