Open Space: The PUD ordinance indicates that at least 20% of the development <br />area not within rights-of-way is to be reserved as open space. Requirement <br />met. As a benefit to the PUD, the application is proposing future development <br />on lots 2-3, Block 2 has a minimum of 25% open space. A condition is <br />included. <br />c. Street Layout: In existing developed area, the PUD should maintain the existing <br />street grid, where present, and restore the street grid where it has been disrupted. <br />In newly developing areas, streets shall be designed to maximize connectivity in <br />each cardinal direction, except where environmental or physical constraints <br />make this infeasible. All streets shall terminate at other streets, at public land, <br />or at a park or other community facility, except that local streets may terminate <br />in stub streets when those will be connected to other streets in future phases of <br />the development or adjacent developments. N/A <br />Requested PUD Deviations: <br />1. Block 2 lots to have sole access from private driveway. <br />2. Lot 3, Block 2 to be created without street frontage. <br />3. Driveway width for combined Lots 1 & 2, Block 2. <br />4. A deviation to allow compatible, but not the same materials for trash enclosures. <br />5. Consider the longer front lot line of Lot 1 Block 1 the front (it’s a corner lot). <br />6. Required screening from residential to not meet the ordinance along the westerly lot line <br />of Lot 1 Block 2 due to steep grade and existing retaining wall. <br />7. Deviation to not meet the one tree per 50 feet of frontage (along Hudson Boulevard) and <br />parking lot screening due to existing utilities and overhead powerlines that will remain in <br />the boulevard area and proposed sidewalk/trail. <br />8. Lighting to exceed 0.4-foot candles at the property line between Lots 1-2, Block 2 and on <br />Lot 1, Block 1. <br />9. Comprehensive Sign Plan to allow off-premises signs for entire PUD; multi-colored <br />digital sign; digital sign exceeding 40 sq. feet; freestanding sign height of 50’; consider <br />the private driveway to be street frontage; increase in number of wall signs; increase in <br />size of wall signs; decreased ground sign setback; and increase in square footage allowed <br />for ground sign and wall signs. <br />10. Deviations to design guidelines including allowing the trash enclosure on Lot 1 Block 2 <br />to be within the setback area, allowing more than 60% parking frontage on a public street <br />(Lot 1 Bock 1), allow primary colors on Lot 1, Block 1. <br />PUD Ordinance: The City Code requires the Planning Commission review a draft PUD <br />Ordinance as part of the a PUD approval.
