The review consisted of the following documentation: <br /> Preliminary Plat and Preliminary PUD Narrative dated February 13, 2023. <br /> Civil Site Plans for Electric Auto Sales and Service dated February 13, 2023. <br /> Stormwater Management Plan for Electric Auto Sales and Service dated February 13, 2023. <br /> Site Construction Plans for Dairy Queen Store dated February 13, 2023. <br /> Stormwater Management Plan for Dairy Queen Store dated February 13, 2023. <br /> <br /> <br />STATUS/FINDINGS: A condition of Preliminary Plat approval must require the applicant to revise the site plans, <br />utility plans and grading plans to address each review comment and condition of approval to the satisfaction of <br />City staff, as part of the Final Plat application. Engineering has prepared the following review comments to be <br />addressed. A point‐by‐point response letter must accompany the plan resubmittal. <br /> <br />In addition, it is recommended that it be a condition of Preliminary and Final Plat/Plan approval that all public <br />improvements constructed to support the development must be designed and constructed in accordance with the <br />City Engineering Design Standards Manual dated January 2022, unless approved otherwise by the City Engineer. <br /> <br /> <br />PRELIMINARY AND FINAL PLAT/EASEMENTS <br />1. The Preliminary and Final Plat must be revised to clarify and revise the existing and proposed right‐of‐way <br />dedication along Hudson Boulevard. <br /> Right‐of‐way dedication along Hudson Boulevard must include a minimum distance of 50‐feet north <br />and 50‐feet south of the existing Hudson Boulevard roadway centerline. <br /> Right‐of‐way dedication must include the portion of property covered by the Highway Easement <br />Document No. 90695. <br /> Additional right‐of‐way dedication is required along the north boulevard of Hudson Boulevard to <br />ensure the proposed trail and 2‐foot clear zone is fully incorporated into the right‐of‐way. <br />2. All easement areas must be free from all encroachments other than those approved by the City Engineer <br />and upon execution of an easement encroachment agreement. Prohibited encroachments include, but <br />are not limited to trees, landscaping, fences, retaining walls, and building structures. <br />3. Drainage and utility easements are shown to be dedicated on the Preliminary Plat along all lot lines as <br />required.
