The submittal <br />consisted of the following documentation: <br /> Wildflower Twinhomes Revised Preliminary PUD Plat dated February 13, 2023. <br /> Wildflower Twinhomes Preliminary Plans dated January 27, 2023. <br /> Revised Site Layout, Sheet C200 dated February 13, 2023. <br /> Revised Landscape Plan, Sheet L202 dated February 13, 2023. <br /> Stormwater Management Plan dated January 27, 2023. <br /> Wildflower Twinhomes Project Narrative dated January 27, 2023. <br /> <br /> <br />STATUS/FINDINGS: A condition of Preliminary Plat approval, if granted, must require the applicant to revise and <br />resubmit Preliminary Plat/Plans to address each review comment and condition of approval to the satisfaction of <br />City staff prior to the City accepting a Final Plat/Plan application. Engineering has prepared the following review <br />comments to be addressed. A point‐by‐point response letter must accompany the plan resubmittal. <br /> <br />It is further recommended that it be a condition of Preliminary Plat/Plan approval that all public improvements <br />constructed to support the development must be designed and constructed in accordance with the City <br />Engineering Design Standards Manual dated January 2022, unless approved otherwise by the City Engineer. The <br />Preliminary Plat/Plans must be revised accordingly. <br /> <br /> <br />PRELIMINARY PLAT/SITE PLANS <br />1. The Preliminary Plat and plans must be revised to show Outlot ownership and dedication. Outlot B and C <br />should be shown as city owned for stormwater management basins. No drainage and utility easements <br />should be shown over Outlots B and C. Outlot A should be shown as HOA owned. <br />2. Preliminary Plat approval must be contingent upon revisions to the Preliminary Plat as may be found <br />necessary to dedicate additional right‐of‐way to accommodate any future County/City intersection <br />improvements at Stillwater Boulevard and 39th Street. <br />3.
