<br /> <br />19 <br /> <br />iv. If the proposed use is in a flood plain management or shoreland area, the proposed use <br />meets all the specific standards for such use. <br />The Project is not in a flood plain management or shoreland area. <br />v. The proposed use will be designed, constructed, operated and maintained so as to be <br />compatible in appearance with the existing or intended character of the general vicinity <br />and will not change the essential character of that area. <br />The Project was designed to be compatible with the surrounding area. The Project is a <br />small-scale installation, proposed to be less than six acres, sited where the majority of <br />adjacent parcels are agrigultural and have non-residential views. The Project further <br />maintains the intended density of the neiborhood. During operations and maintenance, a <br />meadow condition with pollinator habitat will be maintained under the solar panels <br />ensuring the Project contributes to the agricultural vitality of the neighborhood. The <br />Applicant will also maintain a safe and clean site at all times ensuring the Project looks <br />well-maintained. As a result of the size, siting, and maintenance of the Project, it will not <br />consequentially change the character of the area. <br />vi. The proposed use will not be hazardous or create a nuisance as defined in the zoning <br />code to existing or future neighboring structures. <br />The Project will not be hazardous or create a nuisance at any point and the Applicant will <br />maintain a safe and clean site at all times. During construction the Applicant will ensure <br />any noise, dust, vibration, construction waste and debris, and any lighting and signage <br />created or used will comply with all local laws and limits set by the permit and authorities <br />having jurisdiction. During operations, the Project will not create any nuisance <br />circumstance (no drainage will be altered without the proper permit, no access will be <br />allowable for the public, no dangerous objects, no environmental nuisances, no <br />explosives,no fires or fire hazards, no inadequate mainteanance or failure to maintain <br />improvements, etc.) as defined by City Code 96.03. <br /> <br />vii. The proposed use will be served adequately by essential public facilities and services, <br />including streets, police and fire protection, drainage structures, refuse disposal, water <br />and sewer systems and schools or will be served adequately by such facilities and
