7 Development Opportunities on City-Owned Land | Lake Elmo, Minnesota <br />line to the north, a large residential parcel <br />to the east, Ideal Avenue to the west, and <br />a sliver of land still owned by 3M to the <br />south. <br />• Parcel 2. This parcel is approximately 51.3 <br />acres and is bordered by 34th Street to the <br />north, the rail line to the south, and Ideal <br />Avenue to the west. On its eastern border, <br />the land beyond is zoned as limited <br />commercial, and there are two businesses <br />operating in the area. <br />• Parcel 3. The northern parcel of 102.2 <br />acres is bordered to the north and east <br />by residential developments that feature <br />single-family homes on large lots. Ideal <br />Avenue is on the west, and 34th Street <br />forms its southern edge. The Public Works <br />facility is at the southwestern corner of <br />this parcel. <br />Area Context <br />The 180-acre site has good visibility and <br />transportation access. The city of Oakdale <br />and a number of its services are just west <br />of the site, across Ideal Avenue, and the <br />Village, the city of Lake Elmo’s downtown, is <br />approximately two miles east of the study <br />site and is home to much of Lake Elmo’s <br />retail and public services. <br />Parks and recreation. The study area is <br />close to a number of recreational resources. <br />Nearby parks include Lake Jane Hills Park, <br />Tamblyn Park, and Heights Park.
