I have also reviewed a plat prepared by Sathre- <br />Berquist, Inc., which is titled NORTH STAR 3RD ADDITION (the “Plat”). <br />The Commitment purports to cover the following legal description: <br />Outlot K, North Star, Washington County, Minnesota <br /> <br />Abstract Property <br /> <br />(the “Property”). <br /> <br />Based on my review of the Commitment and the Plat, I have the following comments relative to <br />the proposed Plat: <br />1. Plat execution. The Plat must be signed by: <br /> <br />a. The Commitment indicates a fee owner: Sycamore Investment Partners, LLC, a <br />Minnesota limited liability company. The Plat must be executed with all the <br />formalities of a deed of title. I require a certificate of good standing from the <br />Minnesota Secretary of State and evidence that the fee owner of the Property is <br />authorized to convey the easements dedicated on the Plat and that the person <br />signing is authorized to execute the Plat on the fee owner’s behalf. I require review <br />of these instruments.
