The review consisted of the following documentation: <br />· Northstar 3rd Addition Final Plat, PDF file date January 13, 2026. <br />· Northstar 3rd Addition Final Plat Narrative dated January 16, 2026. <br />· Northstar 3rd Addition Construction Plans dated January 19, 2026. <br />· Northstar 3rd Addition Specifications dated January 19, 2026. <br />· Northstar 3rd Addition Landscape Plans dated January 13, 2026. <br />· Northstar 3rd Addition Irrigation Plan dated January 19, 2026. <br /> <br /> <br />STATUS/FINDINGS: Engineering review comments have been provided in two separate memos; one for <br />Final PUD/Plat approval, and one to assist with the completion of the Final Construction Plans. Please see <br />the following review comments relating to the Final PUD/Plat application. <br /> <br /> <br />FINAL PLAT AND EASEMENTS <br />1. The Final Plat shall not be recorded until the City Engineer approves the Final Construction Plans. <br />2. There are no Oultots as part of the Northstar 3rd Addition Final Plat. <br />3. Drainage and utility easements are shown to be dedicated on the Final Plat along all lot lines as <br />required and consistent with the approved Preliminary Plans. <br />4. All easements as required by the City Engineer and Public Works Director shall be documented on <br />the Final Plat prior to the release of the Final Plat for recording. Revisions to the Final Plat and <br />easements may be necessary as the Construction Plans are reviewed and finalized. <br />5. All easement areas must be free from all encroachments other than those approved by the City <br />Engineer and upon execution of an easement encroachment agreement. Prohibited <br />encroachments include, but are not limited to trees, landscaping, fences, retaining walls, graded <br />slopes, and building structures. Small/dry utility corridor easements along all public right-of-way <br />must be reserved for the installation of small/dry utilities. <br />6. The Subdivision Improvements are subject to a storm water management plan (SWMP) meeting <br />State, Valley Branch Watershed District (VBWD) and city rules. A VBWD Permit will be required.
