Page: 2 <br /> <br /> <br /> <br />7. No additional storm water basins are proposed for this phase. The Northstar 3rd Addition grading <br />plans appear to the consistent with the approved Stormwater Management Plan and Preliminary <br />Plan emergency overflow pathways approved for the Northstar subdivision. <br />8. Stormwater Reuse is required for all lots in the Northstar 3rd Addition as outlined in the approved <br />Stormwater Management Plan and watershed Permit. A Stormwater Reuse Irrigation System <br />Maintenance and License Agreement will be required for this subdivision Phase. <br />9. No watermain or sanitary sewer pipe oversize costs are applicable for this phase of the <br />Subdivision. <br /> <br />FINAL CONSTRUCTION PLANS & SPECIFICATIONS <br />1. Final Construction Plans and Specifications must be prepared in accordance with the latest version <br />of the City Engineering Design Standards Manual dated January 2022, using City standard details, <br />plan notes and specifications and meeting City Engineering Design Guidelines, unless otherwise <br />approved by the City. <br />2. Final Construction Plans and Specifications must be revised to address all issues outlined in the <br />construction plan engineering review memorandum dated February 9, 2026. <br />3. No construction on the Project may begin until the applicant has received City Engineer approval <br />for the Final Construction Plans; the applicant has obtained and submitted to the City all <br />applicable permits, easements and permissions needed for the project; and a preconstruction <br />meeting has been held by the City’s engineering department. <br />4. Stormwater Reuse Irrigation Plans and Specifications must be prepared in accordance with the <br />latest version of the Stormwater Reuse Irrigation Design Standards dated January 2022. <br />
