This review consisted of the following documentation: <br />· Certificate of Survey dated February 23, 2025. <br />· Lake Elmo Medical Center Addition Site Plans dated April 7, 2026. <br />· Landscape Plans dated April 8, 2026. <br /> <br /> <br />STATUS/FINDINGS: Approval of the Highpointe Medical CUP must be contingent upon the preparation, <br />submittal, and review of the Civil Site Plans for the project, and approval of the Civil Site Plans by the City. <br />Additional infrastructure improvements may be required to support the added land use facilities, to be <br />determined upon receipt of a completed Civil Site Plan submittal. Notable missing documentation at the <br />time of this review includes, at a minimum, the following: <br /> <br />· Stormwater Management Plan in accordance with State, watershed and City rules. <br />· Traffic Impact Study. <br />· Application requires proposed Building Height to peak of roof. <br />· Application requires indication of whether buildings will be equipped with Fire Suppression <br />Systems. <br />· Plans and specifications must be prepared in accordance with the City Engineering Design <br />Standards Manual dated March 2026, using City standard details, plan notes and specifications. <br /> <br /> <br /> <br />SITE PLAN AND CONSTRUCTION PLANS & SPECIFICATIONS <br />1. No construction on the Project may begin until the applicant has received City Engineer approval <br />for the Final Site Plans; the applicant has obtained and submitted to the City all applicable permits, <br />easements and permissions needed for the project; and a preconstruction meeting has been held <br />by the City’s engineering department. <br />2. Final Construction Plans and Specifications must be prepared in accordance with the City <br />Engineering Design Standards Manual dated March 2026, using City standard details, plan notes <br />and specifications and meeting City Engineering Design Guidelines, unless approved otherwise by <br />the City Engineer.
