Secondary access is required if total building area <br />is > 62,000 SF or > 124,000 SF if equipped with fire suppression systems. At the proposed 114,000 <br />SF, there is no indication in the application whether fire suppression systems exist and are <br />proposed. <br />4. Secondary access is also required if total building height exceeds 30 feet. The application does not <br />provide building height information. If the building height exceeds 30ft, minimum access road <br />width is 26-feet unobstructed per fire code. The site plans currently show only 24-feet width. <br />5. Secondary access. Potential secondary access exists at the commercial parking lot at 8980 Hudson <br />Boulevard. If the applicant is proposing 8980 Hudson as secondary access, then travel lane widths, <br />existing and proposed, must be submitted as part of the application together with access <br />easements from the owner of the property. The secondary access must be reviewed and approved <br />by the Fire Department. <br />6. A traffic impact study is required to determine if turn lane improvements are needed at the <br />commercial entrance and Hudson Boulevard. <br />7. The proposed improvements are subject to a Stormwater Management Plan (SWMP) meeting <br />State, Watershed District (SWWD) and City rules. A SWWD permit is required. The Preliminary Plan <br />shows proposed stormwater BMPs for addressing stormwater management requirements, <br />including two underground filtration basins. However, the stormwater management plan is <br />incomplete as submitted. A complete stormwater management report meeting all City and <br />watershed district requirements must be completed and resubmitted for further staff review and <br />approval prior to the submittal of revised Site Plans. <br />8. Soil borings are required in accordance with the City Engineering Design Standards Manual dated <br />March 2026 to verify the feasibility of infiltration or lack thereof. Borings must be submitted as <br />part of the SWMP submittal. <br />9. The storm water facilities constructed for this development will remain privately owned and <br />maintained. The applicant will be required to execute and record a Stormwater Maintenance and <br />Easement Agreement in the City’s standard form of agreement. Even as privately owned and <br />maintained facilities, maintenance access roads meeting the City engineering design standards <br />dated March 2026 must be provided for all storm water BMPs. <br />10. Site plan revisions are required to relocate the underground filtration basin to eliminate any <br />encroachments into the City’s water/sanitary sewer utility easements. <br />11. Fire Hydrants must be installed as required by the Public Works Director and Fire Department. All <br />watermain and fire hydrants will remain City owned and maintained. Easements over all <br />watermain and hydrants must be provided, minimum 30-feet in width centered over the <br />watermain and hydrant. <br />12. Sanitary sewer and watermain profile plan sheets must be submitted to demonstrate the existing <br />and proposed grades over the utility systems. <br />13. Landscape plans must be revised to eliminate all City water/sanitary sewer utility easement <br />encroachments.
