The development is proposed across three parcels developed with single- <br />family dwellings and agricultural buildings. Two parcels are located on and accessed from Highway 10, east of <br />Keats Avenue North and the third is located off Lake Elmo Avenue North, between Highway 10 and 3rd Street <br />North. The proposed area includes approximately 117.6 acres. The submittal includes two separate concepts <br />(called alternatives), one which includes all single-family dwellings that would create 351 residential units and <br />another that also includes attached single-family dwellings that would create 389 residential units. The units <br />included in the concepts are: <br />Concept A – 389 units Concept B – 351 units <br />• 26’ Row Townhomes – 122 units • 42’ Single Family Lots – 90 units <br />• 52’ Single Family Lots – 96 units • 52’ Single Family Lots – 90 units <br />• 55’ Single Family Lots – 102 units • 55’ Single Family Lots – 102 units <br />• 65’ Single Family Lots – 69 units • 65’ Single Family Lots – 69 units <br /> <br />The project would be connected to city water and sewer services. The subject site is noncontiguous with existing <br />development, so it does not presently have ready access to the City’s available water and sewer connections, <br />however, water and sewer currently are located on Lake Elmo Ave N.
