Trees should not be noted as exempt in the <br />chart or the plans. For calculation purposes, all trees within the property should be considered either <br />saved or removed. Off-site trees should not be quantified. <br />- The 30% allowable removal is calculated for each classification of tree. Update the “Tree Summary- <br />Individual Type” chart to determine whether the reclassification of black cherry trees as hardwood <br />impacts any of the replacement requirements. <br />- Include Lake Elmo’s city standard tree protection detail on one of the tree preservation plan sheets. <br /> <br />LANDSCAPE PLAN: 105.12.480 <br />» Landscape plans have been submitted that require the following adjustments prior to approval: <br />- Provide plans that illustrate seeding, sodding, and ground cover materials across all disturbed portions <br />of the site. Some seed mixes are listed in the notes, but should be paired with hatches and labelled on <br />the plans as well. <br />- Include city standard landscape plan notes and planting details. <br />- In addition to the 119 street trees, 99 more trees will be required based on the total disturbed acres <br />(19.7 disturbed acres x 5 = 99 trees). The noted three trees per lot (18 lots) to be fulfilled by the builder <br />will not fully satisfy this requirement. Applicant must provide the full quantity of required trees. <br />- Planting plans do not meet the required minimum percentage of evergreens. A minimum of 25% of <br />plantings must be conifers per code. <br /> <br />RECOMMENDATION: <br />The landscape and tree preservation plans do not meet criteria for approval.
