This property was anticipated Commercial as part of the InWood master plan developed in 2014. <br />The property has already been mass graded with the prior phases. Site area could vary slightly based on <br />requirements for Right of Way from Washington County, or the City of Lake Elmo. <br />Total Site Area 17.34 acres <br />Right-of-Way (R/W) 3.18 acres <br />Commercial (C) Area 14.16 acres <br />Wetlands None identified on site <br /> <br />Land Use(s): The purpose of the C district is to provide for the establishment of commercial and service <br />activities which draw from and serve customers from the entire community or region and are located in areas <br />that are well served by collector or arterial street facilities outside the village area. It is intended to allow the <br />widest range of commercial uses, especially those that are oriented towards the traveling public or that need <br />large sites with highway access and visibility. <br /> At this time the developer is not proposing tenant approvals for the buildout of the individual commercial lots <br />within the subdivision. Each future user will be subject to a complete review at the time a new use is proposed <br />in addition to receiving land use approvals if applicable. It is noted that most of the commercial lots, with the <br />exception of Lot 1, are labeled “ghost plat”. The developer has indicated Lot 1 is proposed to be a Gaming <br />Café. This use has been determined to be Indoor Recreation, Retail Sales, and Standard Restaurant. A <br />Conditional Use permit will be required for the Indoor Recreation. No development rights or site plan <br />approvals are granted though the platting process. <br />Site Plan Review. The commercial lots were reviewed by staff for conformance with applicable zoning and <br />subdivision requirements. No flexibility is requested by the Applicant from City Code. Therefore, any standards <br />not reviewed through this process will be reviewed at the time of site plan review on each commercial lot. <br />Lots must be developed to all relevant city standards at the time they are requested.
