Review Considerations <br />Stormwater Management - Stormwater management for this area was planned as part of the 2014 <br />Inwood master plan. As such, regional ponds will treat stormwater generated by this project, <br />including the proposed roadways. As the commercial lots develop, or if treatment standards change, <br />it is possible that additional stormwater treatment could be required on each lot. <br />Shoreland Overlay – The property is within the shoreland overlay district; the parcels are only <br />allowed 30% impervious surface. There will be larger green space than the typical commercial land <br />use which allows up to 75% impervious surface. A Conditional Use Permit is required for commercial <br />uses in the Natural Environment overlay. <br />Landscaping – Minor revisions are required to the landscaping plans. No tree preservation is <br />required on this site as it was previously mass graded, and no significant trees exist on site. <br />Boulevard plantings are required at the time subdivision improvements are installed. The City Code <br />requirements on number of plantings has been met by the developer. Proposed species include <br />maple, hackberry, locust, coffeetree, oak, elm, linden, spruce, pine, crabapple, and lilac. <br />Screening/Buffering - As the commercial lots develop improvements will be required on each lot to <br />provide the required screening from the adjacent residential use for the structures and parking. <br />Screening will be comprised of a combination of landscaping, berm, or fencing to achieve the City <br />standard.
