The Bridgewater Development is composed of commercial and future residential. During <br />the original approval process, the previous developer estimated a future residential unit count ranging <br />from 49 to 130 units. As outlined in greater detail below, our proposal includes 82 attached, rear-loaded <br />townhome units featuring LP siding on all four sides. We are excited to bring forward a product that aligns <br />with the originally anticipated density while enhancing the overall quality and character of the <br />development. <br /> <br />Proposed Land Use and Zoning <br />The City of Lake Elmo guides the subject parcels as Village-Medium Density Residential (V-MDR), <br />allowing 3.01-8 units per acre. We are proposing a rear-loaded attached townhome neighborhood with a <br />density of 5.12 units per net acre. Our proposed density falls within the allowed range and is at the lower <br />end of the range allowed by the Comprehensive Plan. The current zoning is listed as Village-Medium <br />Density Residential. Based on staff feedback, we propose rezoning the development to Village Medium <br />Density Residential - Planned Unit Development. Our requested flexibilities will be discussed in greater <br />detail below. <br /> <br />Proposed Neighborhood <br />We are seeking feedback on a proposed neighborhood of attached, rear-loaded townhomes within the <br />Bridgewater Village development. When designing our plan, we looked carefully at the City’s <br />Comprehensive Plan and the Lake Elmo Village Vision Study. The future community will consist of 82
