Coordination of architectural styles and building forms to achieve greater compatibility <br />within the development and surrounding land uses. <br />a. The proposed development enhances architectural compatibility through thoughtfully <br />designed rear-loaded townhomes that orient toward public streets, creating an active and <br />visually engaging streetscape. Our townhomes are constructed with high-quality <br />materials, including LP siding on all sides. Additionally, we are proposing extensive <br />landscaping to supplement the master development trees and further enhance the <br />community and its compatibility with the surrounding land uses. <br />8. Creation of more efficient provision of public utilities and services, lessened demand on <br />transportation, and the promotion of energy resource conservation. <br />a. The development promotes efficient use of infrastructure by utilizing private streets <br />maintained by the HOA, reducing demand on City resources such as roadway <br />maintenance and snow removal. Additionally, on-site stormwater management will be <br />privately maintained, further minimizing impacts on public systems while supporting <br />sustainable and efficient service provision. <br />9. Establishing measures to protect and preserve groundwater storage. <br />a. Our proposal supports groundwater protection by utilizing the existing wet detention and <br />irrigation reuse system that has been constructed on Outlot B, and an infiltration pond <br />has been built on Outlot C. Per our initial review with our engineers, the existing ponds <br />have been built to service all the outlots within the original Bridgewater Village <br />development. Additionally, the proposed stormwater management system for the <br />Bridgewater Village development: <br />i. Reduces peak discharge rates and volumes to the maximum extent practicable <br />for all locations where discharge leaves the site for the 2-, 10- 100-year 24-hour <br />and 100-year 10-day snowmelt events, <br />ii. Provides volume reduction greater than 1.1-inches of runoff over new and <br />reconstructed impervious surfaces through a combination of irrigation reuse and <br />surface infiltration, <br />iii. Pretreats stormwater runoff to greater than 25-percent TSS removal prior to <br />infiltration, <br />iv. Provides greater than two feet of separation between minimum building elevation <br />and 100-year HWL, <br />v. Meets permanent pool volume requirements as defined by the NPDES permit, <br />and <br />vi. Limits discharge from the stormwater pond to less than 5.66-cfs/ac for the 1.1- <br />inch water quality event as defined by the NPDES permit. <br />10. Allowing the development to operate in concert with a redevelopment plan in certain areas <br />of the City and to ensure the redevelopment goals and objectives will be achieved. <br />a. The proposal advances the City’s redevelopment objectives by facilitating continued <br />buildout within the approved Bridgewater Development.
