B. Landscaping. Developer shall complete alFlandscaping <br />improvements on or before the 30th day of September, 2007. <br />C. Storm Sewer. Storm sewer improvements include all necessary <br />storm sewers, catch basins, culverts, and other apparatus. Storm <br />sewer. improvements shall be completed by the 315t day of July, <br />2006. <br />D. Street Improvements. Street improvements include subgrade <br />preparation, gravel base, bituminous surfacing, bituminous curb <br />and concrete curbs, where required. <br />1. Unusable material within the roadway shall be removed by <br />the Developer. <br />2. All subgrade excavation and filling shall be completed by <br />the Developer in accordance with MNDOT's specifications. <br />The City reserves the right to test as necessary, at the <br />Developer's expense, all grading work. A test roll of the <br />street subgrade shall be passed prior to acceptance of the <br />subgrade by the City. <br />3. Subgrade and the initial course of street improvements <br />shall be completed by the day of August 31, 2006. The <br />final wear course of the street shall be completed by the <br />30th day of September, 2007. <br />E. Waste Water Treatment System/Drain Field. The waste water <br />treatment system/drain field shall be comprised of a series of <br />pipes, septic tanks, treatment ponds, drain fields and <br />appurtenances, and shall be completed prior to the issuance of <br />any certificates of occupancy. <br />F. Street Signs. The City will order and install street signs. The <br />Developer shall pay for all costs incurred by the City. <br />G. Water Main. Water main improvements include pipes, hydrants <br />and appurtenances and shall be completed on or before the 315t <br />day of July, 2006. Developer is over -sizing water mains and <br />installing additional mains not required for the project and the <br />City shall reimburse Developer in the amount of $264,197 for such <br />over -sizing and additional mains. <br />H. Historic Barn Preservation/Maintenance. The Developer shall <br />restore the historic barn structure located on Outlot A, Sanctuary <br />of Lake Elmo.
