Septic Review <br />5751 Hytrail Avenue Page 2 <br />6/20/2006 <br />the history of these lots, I would recommend that 2 test pits be dug for the City to accurately assess the soils <br />before approval be given for a new system. <br />Mitigation Plan <br />A performance based system is required to have a Mitigation Plan, this plan lists the steps to be taken if the <br />system has problems. The approved plan has a detailed mitigation plan that centers on repair of the system <br />and expansion of the disposal area to the back yard if the front yard system has problems. The proposed <br />mitigation plan only states that the owner sha_l_ add on to the system, it does not detail how or where. <br />Recommendations <br />I would recommend that the proposed plan not be approved as it does not provide the same level of treatment <br />or infiltration area as the originally approved design. The ability to pre -treat the wastewater and the very <br />large drainfield were the main reasons this lot were given the original approval. I believe the system should <br />be repaired to operate as designed and approved. There is a significant investment in these systems and they <br />shouldn't be abandoned without an attempt at repairing them. If problems still persist the approved <br />mitigation plan should be followed. <br />I do not believe the proposed system will provide long term solution. However, if the City chooses to allow <br />the applicant to proceed with the proposed design I would recommend that two test pits be dug to confirm <br />the applicants soil borings and that the monitoring and mitigation plans be resubmitted with better detail and <br />more stringent reporting. <br />
