1. Compliance with the recommendations (if any) of the City Engineer, City Attorney and <br />those of the South Washington Watershed found to be reasonable and practical by the City <br />Engineer. <br />2. Modification of the site plan parking arrangement to eliminate the park setback <br />encroachments at the south and north street frontages. <br />3. Modification of the luminaire plan to reduce the foot candle illumination to 3 foot candles <br />or less beyond a 20 foot arc from the light sources. <br />4. Elimination of all exterior lighting within the public street right-of-way unless specifically <br />approved by the City Council. <br />5. Payment of Public Use Dedication fees in the amount of $9,852 prior to issuance of a <br />building permit. <br />6. Submission of a landscape architect's certification of the value of the landscape plan in <br />compliance with the formula provided by Section 520, and provision by the applicant of a <br />Letter of Credit in that amount securing the plan prior to issuance of a building permit. <br />Planning Commission Actions Requested: <br />Motion to approve the Preliminary Plat of the HOA 2nd Addition subject to the conditions <br />specified by the June 7, 2006 Planning Staff report. <br />Motion to approve the Section 520 site plan for Rasmussen Business College subject to the <br />conditions specified by the June 7, 2006 Planning Staff report. <br />� <br />, , r 00n <br />Charles E.
