1. Compliance with the recommendations of the City Engineer dated <br />February 2, 2001. <br />2. Submission of plans for the freestanding sign, to be in compliance with <br />Section 535 of the City Code, prior to issuance of the Building Permit. <br />3. Compliance with the terms of Section 520 of the City Code regarding <br />landscape plan value and site plan completion security. (Motion passed <br />5-0.) <br />B. Site Plan Amendment - Countryside Wood Products <br />Walter Pechan is proposing the construction of a 2,000 sq.ft. freestanding <br />accessory structure, accessory to the existing 7,500 sq.ft. principal structure <br />on the site. The structure would be used for the storage of materials <br />associated with the Countryside Wood Products light manufacturing use of <br />the site, as approved by his 1996 Conditional Use Permit. The Planning <br />Commission approval recommendation includes a Finding that the <br />decorative concrete block exterior surfacing of the proposed accessory <br />structure (matching the exterior surfacing of the majority of the principal <br />structure) is "equivalent" to the exterior surfacing prescribed by the LB <br />Performance Standards. Council member Armstrong indicated this wording <br />"equivalent" is too ambiguous and has to be addressed. <br />M/S/P Armstrong/Dunn — to approve the Site Plan at Countryside Wood <br />Products for a 2,000 sq.ft. Accessory Structure at 8603 34th Street N., as <br />recommended by the Planning Commission and Staff dated February 22, <br />2001, subject to the following conditions: <br />1. Compliance with the recommendations of the City Engineer, including <br />those Valley Branch Watershed recommendations determined <br />appropriate by the City Engineer. <br />2. Prior to issuance of the Building Permit for the Accessory Building the <br />applicant shall provide a recordable memorial precluding use of the <br />Accessory Structure for storage/warehousing other than that directly <br />related to the approved "light manufacturing" use of the Principal <br />Structure. Said memorial to be recorded on the title to the site by the <br />City Attorney. <br />3. The applicant shall provide City Staff with evidence of enhanced site <br />landscaping equal in value to 2% of the estimated construction cost of the <br />Accessory Structure, with security to ensure such enhancement to be <br />provided the City prior to Building Permit issue.
