The following are the responses received from those interviewed. <br />The answer are given in no particular order. <br />1. What problems have you had and why has your property not been <br />developed? <br />* There has been strong interest but without sanitary sewer <br />and municipal water and with this annexation issue - no <br />one is willing to wait for a plan for development by Lake <br />Elmo. The location is prime and ready, but people do not <br />want to wait. <br />* We cannot sell property without sewer and water. There <br />is not enough time to get municipal water and keep the <br />potential interested parties. No one is willing to wait. <br />* The perception in the market is that Lake Elmo is anti - <br />development and that is reality since people were elected <br />on "anti -development" campaigns. <br />* The City's attitude towards development and the lack of <br />cooperation for financial help. <br />* Obviously the need for sewer and water. It is no secret <br />Lake Elmo's attitude towards development. Persons <br />interested in development do not want to get involved. <br />2. How can the City of Lake Elmo assist the property owners in <br />Section 32 in developing the land. <br />* I don't think they can. No confidence that they could <br />help and no credibility. The City is not set up to <br />consider, review, approve and service urban development. <br />Lake Elmo should agree to the annexation of all MUSA <br />property to Oakdale and negotiate the best deal possible. <br />* Lake Elmo needs to work more cooperatively with the land <br />owners. The major concern is that the majority of the <br />City Council will not support development activity and a <br />cooperative financing plan. <br />* The City has to change it's attitude. They should hire <br />professional help and show a real commitment toward <br />progress. <br />* Get sewer and water in or at least to a point where it <br />can be easily extended. <br />* Allowing the annexation to Oakdale is the best way to see <br />the land be developed. <br />2 <br />James R.
