BEIRT MGSTROM COMPANIES r
April 27, 1990
Ms, Mary Kueffner
City Administrator
3800 Luverne Avenue N.
Lake Elmo. MN 55042
Dear Mary:
We understand that an application for a golf driving range and
miniature golf course have been proposed for the property across the
street from The Forest.
Please forward_ copies of this letter to members of the city council and
planning commission.
We oppose this application for these reasons:
1) We were of the understanding d whetitat his is changed aosndesignated
for residential use if
agricultural.
2) Bringing in outsider traffic will increase congestion and
the likelihood of accidents.
3) From a planning standpoint, a land use of this type should
have access from theservice
interchange. As oad or a collector road
you Know, County Road
that has a freeway
X7 does not have an interchange with 1-94.
4) It is likely that this type of commercial venture could not
succeed without lights. Therefore, it is only a question of
time before a request for an application for lights would be
received. Throughout the metro area, night lights on
recreational areas that adjoin residential neighborhoods are
universally disliked. The Dred Scotfields he the West
rse impact
Bloomington area are a good example
on adjoining residential areas.
5) Sandy Bradley, the property owner immediately north of
The Forest, shares our concern about lowering property
values by the proposed conditional land use in a residential
area.
,., LAND SPECIALISTS ...
% 4 , - - , r„i Minnesota 55437 .
