Therefore, in a <br />short period of time, either a request for a different type of land use <br />will be received or an application for ancillary uses will be submitted. <br />Further, in the unlikely event there was temporary economic viability <br />of the proposed commercial enterprise, it would be extremely <br />vulnerable to competition that had freeway visual exposure and access <br />or a more heavily travelled thoroughfare road. There is also the <br />likelihood that the metro area will have competing installations of <br />national franchises for miniature golf.
