We have <br />reviewed the site and drainage plan for conformance to applicable City Codes. The following is <br />our review: <br />1. L=i= The 1983 Zoning Map shows this area zoned P - Public. The actual use, which <br />pre -dates this Code, is PF - Public Facilities and Quasi - Public Uses. The proposed <br />future laud use plan presently being prepared shows this property should continue to be <br />Public - Quasi Public. It appears that the proposed expansion is consistent with future <br />land use planning of the City. <br />2. 1juilding jjgisrht: The highest part of the roof is at 30 feet or less as viewed from the <br />north or west sides, but the bell tower rises to approximately 50 feet when viewed from <br />these directions. On the southeast side, the lower floor is exposed, increasing these <br />heights by about 13 feet. Maxhnum allowed height is 35 feet. <br />3. parking, The P zone does not have formula for determining number of parking spaces <br />required. However, the amount of parting provided appears adequate. <br />The new spaces are proposed to be 9' x 18' . The Code requires 10' x 20' unless the <br />parking lot provides for separate vehicles based on size. The reduced stall depth <br />combined with narrower 20' wide aisles may make parking difficult for full size cars or <br />pick-ups. <br />Landscaping islands have been provided which exceeds 10% of the area of the new <br />parking. <br />
