The study is proposed to be as follows: <br />Ideal Avenue\CR 13 on the west; Stillwater Blvd\CR 6 on <br />the south; Jamaca Avenue on the east; northern line <br />generally follows the northern boundary of Section 16, <br />between Jamaca Avenue and Ideal Avenue. <br />.2. The size of this study area is larger than the <br />triangular piece of property considered by the Planning <br />Commission. The reason for this larger project area is <br />to incorporate existing land uses, plan for development <br />along TH 5, and construct overall development standards <br />for the project area. The proposed study area is <br />approximately 500 acres. <br />IV. Existing land uses <br />1. Vacant and farmed land. <br />2. Developed area includes both commercial and residential <br />_ land uses. <br />3. Railroad corridor on the south,boundary. <br />V. Future land uses <br />1. Goals, policies and objectives of the 1990 <br />comprehensive plan for commercial land uses. <br />2. Type of land uses and zoning standards currently <br />allowed in the City's comprehensive plan. <br />3.. Potential land uses for the project area other than <br />those allowed in the Village or along I-94. <br />4. Compatibility of land uses with nearby residential land <br />uses. <br />VI. Development -related impacts <br />1. Type of sanitary sewer system: on -site septic or <br />central sanitary,sewer. <br />2. Type of water system: private wells or central water <br />supply.. <br />3. Fire and police protection. <br />4. Type and nature of transportation system: limited <br />roadway access along TH 5; frontage and interior <br />( roadway system; public vs. private improvements. <br />
