preliminary plat and final plat as it deems necessary for the public health, safety, <br />general welfare, and convenience. <br />(F) Effect of Approval. For one year following preliminary plat approval, unless the <br />subdivider and City agree otherwise, no amendment to the Comprehensive Plan or other <br />official controls shall apply to or affect the use, development density, lot size, or lot <br />layout that was approved. <br />(G) Effect of Denial. If a preliminary plat application is denied by the City Council, a similar <br />application for a preliminary plat affecting substantially the same property shall not be <br />considered again by the Planning Commission or City Council for at least six months <br />from the date of its denial. <br />(H) Submission of final plat; request for extension. If the preliminary plat is approved by the <br />Council, the subdivider must submit the final plat within 180 days after the approval, or <br />approval of the preliminary plat shall be considered void, unless a request for time <br />extension is submitted in writing and approved by the council. Such request for an <br />extension shall include the following: 1) an explanation for why a final plat has not been <br />applied for, 2) what, if any, good faith efforts have been made to complete the platting <br />process, and 3) the anticipated completion date. The Council may approve up to two such <br />extensions of not more than one additional year per extension. <br />(1997 Code, § 400.08) (Am. Ord. 08-024, passed 4-20-2010) (Am. Ord. 08-205, passed 4-3- <br />2018) Penalty, see § 10.99 <br />§ 153.10 FINAL MAJOR SUBDIVISONS. <br />(A) Submittal requirements. Requests for final plat approval may be filed with the Zoning <br />Administrator on an official application form following approval of a preliminary plat. The <br />applicant's signatures shall be provided on the application form. If the applicant is not the fee <br />owner of the property, the fee owner's signature shall also be provided on the application f01m, <br />or the applicant shall provide separate written and signed authorization for the application from <br />the fee owner. Such application shall be accompanied by the following information. The <br />applicant shall submit a minimum of 4 large scale copies and 10 reduced scale (11 " X 17") <br />copies of all graphics. The application shall be considered as being officially submitted and <br />complete when the applicant has complied with all the specified requirements. The applicant will <br />be responsible for all expenses incurred in obtaining the required information. <br />(1) A fee as set forth by the City's adopted fee schedule. <br />(2) A written summary of how all conditions of preliminary plat approval have been <br />met. <br />(3) Written statement explaining changes or modifications to the preliminary plat. <br />( 4) Final plat including the following information: <br />18
