� _ . . <br />_ __. ; �. -: <br />_ .,_ <br />�- `- - - _...:a ::� . l � _�: .� �i - � � --- - - - ° - -- - <br />Planning Commission Resolution No. 513-98 <br />March 18, 1998 <br />Page 2 <br />WHEREAS, special conditions or circumstances do not resuIt from the actions of <br />the applicant in that the redevelopment of a substandard lot presents difficulties in the <br />construction of the proposed 1,900 square foot home on the proposed lot as requued by the <br />Mounds View Economic Development Authority; and <br />VV�IEREAS, granting this variance requested wiIl not confer on the applicant any special <br />privilege that is denied by this Title to owners of other lands, structures or buildings in the same <br />district in that the size of the proposed home is. typical of the homes which currently exist in the <br />surrounding neighborhood; and <br />WHEREAS, the variance would not be materially detrimental to the purpose of this Title <br />and to other properties in the same zone in that the proposed home would encroach less than the <br />home which had been previously located on the lot. <br />NOW, TI�REFORE, BE IT RESOLVED, that the Mounds View Plaruung Commission <br />acting as the Board of Adjustment and Appeals approves the variance request of Preferred <br />Builders, Inc. for a zeduction in the building setback requirement to a public right-of-way from <br />30 feet to 23 feet for the construction of a single-family home at 8265 Spri.ng Lake Road. <br />Adopted this 13th day of March, 1998 <br />Jezry Peterson, Chairman <br />ATTEST <br />Rick Jopke, <br />Community Development Director <br />SEAL <br />N:\DATAIGROUPSICOMDEV�DEVCASESl513-981532-3-98.RES <br />
