Traffic Analysis. An analysis of the Walgreens development's impact on the adjacent <br />neighborhood was performed which included A detailed analysis was completed to <br />determine the traffic impacts during the p.m. peak hour along T.H. 10 and County <br />Road I at the major access points into the development. The analysis also examined � <br />how neighborhood traffic would reroute with the closing of Eastwood Drive. <br />4. �onclusions. Based on this analysis, a series of conclusions and recommendations <br />have been developed. <br />BACKGROUND INFORMATION <br />This section examines the proposed development's location and some of its development <br />characteristics. It is followed by an examination of the existing roadway conditions adjacent to <br />the development site. <br />Development Location and Description <br />The proposed Walgreens site is located in the northeast corner of the T.H. 10 at County Road <br />I intersection as shown in Figure l. The proposed development will require closure of <br />Eastwood Drive just north of County Road I. The closed portion of Eastwood Drive at the <br />north end of the property provides a cul-de-sac that will allow vehicles traveling southbound to <br />turn around. <br />The Walgreens development will have a floor area of 13,905 sq. ft. The development is <br />proposed to have access both on County Road I and T.H. 10. The County Road I location will <br />be full access, and T.H. 10 access will be restricted to right turns in and out. Vehicles will not <br />have access to the site from the north on Eastwood Drive. <br />Egisting Characteristics <br />The primary roadways eYamined in this analysis are Eastwood Drive north of County Road I, <br />County Road I and T.H. 10. Consideration is also given to other local streets, such as <br />Greenwood Drive. Eastwood Drive is classified as a local street serving the needs of the <br />adjacent neighborhood. The road is 30 feet wide (no sidewalks or curbs) and runs a distance <br />of 1,300 feet between County Road I and Hillview Road. The intersection at County Road I is <br />restricted to only right turn movements. County Road I is a four lane undivided collector road <br />with a daily volume of 5,300 vehicles. <br />A raised median presently e�cists on County Road I east of T.H. 10, which e�ends past the <br />Eastwood Drive intersection to enforce the left turn restrictions at Eastwood Drive. The <br />existing spacing on Counry Road I between T.H. 10 and Eastwood Drive is about 30 feet. <br />Two difficulties caused by this short spacing are: 1) southbound traffic on Eastwood Drive <br />
