Planning Commission
4b296: Mounds View Squre Signage
November 20, 1996
Page 2
Analysis/
Recomreiendatione
StaflFobtained a diagram oFthe sight lines from the Ciiy Engineer. The City Engineer has
estimated that 10 seconds are needed for a motorist to see the shopping center pyion sign
and reaci in sufficient iime to tum at the Mounds View Square, based on the 50 m,p.h..
speed limit on Highway I0. Tn this a.mount of time, the car will travel 765 feet. This
distance was measured froen the intersection of Highway 10 and Lang Lake Road, which
puts the car at 919 feet from the base of the bridge and approximately 1550 %et from ihe
proposed location of the sign. At this distance, the bridge would cover the lower 52 feet
of the sign, given the angle of view. (A copy of the City Engineer's study was presented
ai your last meeting.}
The applicant's original proposal was for a sign 75 feet in height and having a sign area of
S00 square feet. At this height, 23 feet will show above the bridge. The panel identifying
the center wouid be visible but not the tenant names. The applicant has submiited a
revised proposal which consists of the following:
a center identification sign 35 feet high by I4 fee wide, with a sign area of 322
square feet
two monument signs, measuring 12 feet high by 18 feei wide, to be piaced at the
drveway entrances onto Highway 10; each sign has an area of 216 square feet; the
area with words is approximately 100 square feet.
a monument sign at the intersection of Highway 10 and Long Lake Road, to be
determined when the bridge is completed
Diagrams are enclosed which illustrate the first two types of signs.
At your lasi meeting, the Planning Commission requested more information on the type of
signage atong Iighway 10 and pictures of the signs at Mendota Piaza. These pictures will
be available at your meeiing on November 20. A brief summary follows:
Northcourt Commons: Signs use briek columns with tenani names spanning between these
supports and the shopping center's name across the top. The tenant names are
approximately 2 feet wide. The sign is approximaely 26 feet ta11, 15.5 feet wide. The
area with words is appromately 130 square feet.
Northtown Mall: Entry signs are approximately 10-12 feet iall, and trianular in shape
wlich helps cut mass. Signs are constructed of stone and carry only the name of the
shopping cenier. Unable to measure or estimate center identiication sin but have
pictures.
