The net <br />increase in square footage on the site would be 9,500 square feet. Expansion of the <br />restaurants and the retail building would eliminate 23 parking spaces. The end resutt <br />would be a shopping center with 111,775 square feet and 454 parking spaces. The <br />parking on site w�len compared with the gross square footage in the shopping center, <br />provides a ratio of one space per 246 square feet or 4,06 parking spaces per 1000 square <br />feet of shopping center. <br />A�a�[ysis/ <br />I�e��gaanr�e�edation: <br />Our previous report calculated the parking requirements for Mounds View Square using <br />severat different methods and r�tios for retail square footage and restaurants. The curren� <br />proposal is to work from the existin� base of 477 parking spaces as the requirement for <br />the existing square foo�age in the shopping center. The totai <br />square footage in the cenier with the changes and additions would 111,535 square feet. <br />The addition of building square fooiag� woutd remove parking spaces so the total on th� <br />site would be reduced from 477 io 454. <br />The applicant is requesting a variaace in the parking raiio used for retail space, from IO <br />parking spaces per 1000 square feet ta 4.5 per I004 square feet, and in the ratios for <br />restaurants. The current ratio required for restaurants is 1 parking space per 40 square <br />feet of dining area, and i space per �0 square feet of kitchen area. The proposed ratio is 1 <br />space per 80 square feet for both dining and kitchen space for dinner house type <br />restaurants, and the current ratio for fast food restaurants. No parking wouid be required <br />
