She <br />sugges#ed to the Planning Commissian #hat these cases be presenied in two <br />parfs: first, the cases related #o parking and second, ihe case re(ated fo sign <br />height and area. <br />The app(icant was proposing to expand the shoppir�g center tp add 5,000 squ��e <br />feefi of retail space, and replace the tv�+o exis#ing, freestanding restaurants <br />{Hardee's and Bridgeman's} with #wo dir�ner house style restaurants. The cases <br />related fo parking concerned khe ratios which would be used to determine if <br />sufficieni parking was avaiiab{e, and whether the applicant could reduce the <br />parking needed due to off-setting daytime �nd nightfime uses. The current <br />number of spaces on the sifie is 477. If the expansion occurred, some parking <br />spaces wauld be eliminated so there were 454 left on #he site. Commissloner <br />Millerasked if the tota! square footage with the addition was 911,i75 or <br />119,535, since both numbers were in fihe si�ff report. Director Sheldon <br />responded that the correct number was 111,535 square feefi. <br />Director Sheldon noted that this issue had been discussed at previous Planning <br />Commission meetings. It was staff's understanding from the (�st meeting that <br />ttie Cammission was willing to consider #he 477 spaces on the site as adequate <br />for the currenf square foatage. The proposal is to appfy new ratios io the square <br />footage which would be removed and would be add�d to fhe site. The ratios <br />wo�aid be 4.5 spaces per 1000 squar� feet of retail space, 0 spaces for storage, <br />1 space for every 40 sq.ff. of fasfi faod dining area, 1 space for every 80 �q.ft. of <br />f�st food kitchen area, and 1 space for every 80 sq.ft. of dinner house restaurant <br />{bofih dining area and kitch��).
