Sfiaff has prepared Resofution No. 4�5-96 which wauld <br />approve a variance in parking ratios for fihe expansion of il�ounds View Square <br />She then explained the request for joint use of parking facilities. Th� number of <br />parking spaces needed for the expansion wo�ld be 492, if the new raiios are <br />applied to the fooiages being deducted and added. This number is higher than <br />to ane reported at the Commissior�`s last m�eiing, and is 38 more spaces than <br />will be on the siie with the expansion (454). It is not possible to add these <br />spaces through r�striping to compact size stalls, which had been fihe <br />Commission's suggestion at fihe las� meeting. The applicant was proposing an <br />8% credit for offsetting daytim� and nightfiime uses to show thaf the 454 spaces <br />were adequate to meet the parking demand on the site. Staff had prepared <br />Resolution No. 486-96 which would re�ommend to Cify Council tha� a <br />conditional use permif be approved ailowing for the 8% reduction in parking <br />spaces based on joint use of parkir�g facilities between daytime and nighttime <br />uses. <br />Cornrnissiorrer Brasaerrrle asked if the variance in ratios woufd result in a <br />`'' requirement for 492 spaces and wanted io verify if the conditional use permit <br />w a s n e e d E d t o g e t t h e number down to the 454 s paces, which fihe appiicant was <br />� proposing to provide. We also asked if the maximum allowabEe cross-over <br />between night and day use is 50 percent and if siaff was proposing an[y 8 <br />percenfi. <br />i <br />Comrrrissioner Stevenson asked if there is any alternafiive #o the spaces the <br />shopping center is losing for the storage area, why is fhe 5,000 square feet <br />needed and what use woufd go inio it. <br />Mr Streeter explained that they initiaily praposed io expartd the shQpping center <br />further ta the south. in discussions with staff, ifi was noted that expansion in thafi <br />direction woc�ld c�use more than one row of parking to be losfi so they reduced <br />the expansion to save all i�ut one row of parking. <br />�i�air Peterson asked howr the signage at Marios would be aifected by the <br />expansion. M� Sireef�r said he expected that whoever r�nted ihe new area <br />would want to have ifi for their advet�ising, or there was a possibility thaf Marios <br />would move over and ihe. new tenant would accupy the space in between. <br />C�mrrrissiorte� Ober°� asked if the new parkir�g compufatior�s incfuded ihe <br />eliminafion of the 23 spaces ot� the south side ofi the building. Qirector Sheldon <br />explained that they were included, a�d that is why the parking cnunt went frorr� <br />477 to 454. <br />
