Planning Commission Resolution 478-96 <br />October 2, I996 <br />Page 2 <br />WHEREAS, the variance rec�uested is the minimum variance which would alleviate the <br />hardship in that the existing residence is located 22 feet from the rear property lir�e, and the <br />applicani is requesting to replace an existing 12 %ot wide deck with the three season porch, <br />which will aiso be 12 feet wide. This width is the minimum amount needed to allo�v the porch to <br />be fi.inctional. <br />V4THEREAS, the variance would not be maierially detrimental Yo the purpose of this Titie <br />or to other property in the same zone in that the porch will be locaied in an area which is at least <br />60 feet from the nearest side properiy iine, and is at the opposite end of the common property Iine <br />shared with the neighbor to the north, from the locaiion of the northern neighbor's hause.
