The sieos are directed ioward the garage rather than away from the garage,
and provide easier access than if the flight of steps were reversed. The distance from the
corner or the rear entrance o the camer of the garage is 3 feet 4 inches. The iwo
buildings do not actuaily overlap. The garage is 7 feei 8 inches from ihe back wall of the
house (see atiached diagram).
The Building Code requires thaf if the entrance remains, either the wall of the entrance or
the wail of the garage must be fire rated. Adding 5/8" sheetrock to the walls of the garage
is sucient to meet the reguirement.
Staff Recorrrnendation: Adopi the attached resolution approving a reduction in the
setback requireznent from six feet to three feet between the principal residence and an
accessory garage building to allow construction oi° an enclosed rear entra, nce for the
residence at 7090 Knollwood Drive; Pianning Case No. 458-96.
cc: Vic & Son Construction, 10020 Olive St. NW, Coon Rapids, MN 55433
Terry .
