The design and appearance of the proposed building will <br />not differ significantiy from the existing building, The design to be used is the standard design theme <br />used for all newer McDonatds. <br />A n Driv Ai 1• <br />Access to the building wi1� be from Program Avenue via two curb cuts spaced 40 feet apart as <br />required by City Code. The positioning of the curb cuts will change only slightly from their existing <br />configuration. Curb cuts in a B-3 zoning district are allowed to be 30 feet in width. The horizontat <br />widths oi the curb cuts are 25 feet and 24 feet, yet measured along the property iine, the widfihs <br />increase to 43 feet and 32 feet, respectively. It is stafis opinion that the appropriate measuremec�t <br />shouId be taken horizontally, and tn daing so, the widths comply with the Code. The drive aisles are <br />proposed to be 24 feet wide. These are adequate on the east side of the buiiding. On the west side, <br />the drive-through lane takes up i0 feet of the 24-fooi drive aisle. The bank of diagonal parking <br />spots on Yhis sid� of the siie could make vehicle passage through this area unsafe. It might be <br />ben�ficial to move the diaganal parking stalls two feet claser io the property line <br />to ailow for a wider drive aisie. <br />Draina�e.� <br />The site, which covers 50,001 square feet, is located near Rice Creek.
