Co. <br />Preliminary Plat & Develogment Review <br />Planning Cases 501-97 and 502-97 <br />August 20, 1997 <br />Page 2 <br />Ordinance No. 599 approving Yhe PUD rezoning passed on �iay 2i, 1997, along with Resolution <br />No. 5i27 approving the generai concept plan for the PUD. An a�plication for development plan <br />appcoval was submitted on July I 1, 1997, and the original target date for Planning Commission <br />discussion on this item was August 6 with Commissior� ac�ion scheduled for Augusi 20. <br />How�ver, in light of the identification of a number of issues that must be resoived prior to <br />Commission action, t�is item has been scheduled for discussion only at the August 2U Planning <br />Commission meeting. It is anticipated that the development siage plan will be ready for <br />Commission aciion on �eptember 3, with Council actian to follow on September �. <br />The preliminary plat for Silverview Estates has been submitted for staff review and com�ment and <br />has been piaced on the Flanning Commission agenda %r action at the August 20 aneeting. The <br />required hearing notice has been published allowing the City Council to hold a pubiic hearing on <br />the plat ai its August 25 meetin�. <br />Discussion: <br />Develo�ment Review: Staff is anticipating that the time spent on this item before the Planning <br />Commission on August 20 wiil be io update the Comrnissioners both on the iterns that have been <br />resoIved and those items that are still outsianding on this project. The following discussion <br />iaentifies issues raised by and/or deficiencies in the developm�nt plans that were submitted for <br />cansideratian. City staffmembers have met with the applicants, and the discussion belaw <br />incorporat�s the most current responses to the issues raised. In addition, ihere remain some items <br />thai have yet to be resolved. It is anticipated, however, that each and every one of the issues will <br />be addressed in a naanner sufficient to allow Commission and Council action in eariy September. <br />• The buiiding area allawed in the PUD for the senior housing component is 84,000 square feet <br />maximum. The architectural site sheet i of 1 indicates that ihe building area for the senior <br />housing is to he 115,8,00. This modification will require an amendment to the PUD concept glan <br />thai was approved on May 27 and which governs the development of the development stage <br />pIans. <br />Applica�at's Resporase: The senior horesrng complex was proposed at 83 units The building <br />size and configurcation was conceptual cmd estimated ai 84, 000 square feet. As now planned, <br />the burlding has �2 units QuY archrtect hc�r c�esigned the buildijag to irrclude, in adclation <br />to the 82 u�its, lobby and lounge areas, offices, game room, Zibrary areca, music, arts and <br />craft areas, a chapel, storage and tYash areas. Tlae building square footage rs now <br />approximately 115,800. In retrospect, it �nay have been bePter to set general parcrmeters on <br />, the building size in the PUD foY cr building of this type.
