The driveway that had serviced these uruts has also beer� remov�d. <br />The on-site manag�ment of3�ce and recreation center has been relocated to �he south end of ihe z6- <br />stall garage structure. The locations of ihe Iarger play structure and the grilUpicnic a.rea have been <br />moved closer to the dwelling units to accommodate them completeiy on the subject property. As a <br />result ofthe reduction in dwelling units, parking spaces were reduced as well but meet the <br />requirements of th� Code and Resoiution 513-97, which approved a variar�ce to the parking ratios <br />from 1.5 surface stalls to 1. I5 surface stalls per dwelling unit. <br />Dr�airra�e arrd Pondrn� <br />The original drainage plan utilized much of the open are� provided in the City-awned lot. Wi�hout <br />the City land, the run-aff volume decreases substantially as the site no longer needs to account for <br />drainage from Eastwood Road. The overa}1 area of this development, including the lted Oak <br />Apartments, has been reduced from 3.78 acres to 2.93 acres. At fihe iime that this report was <br />drafted, the revised drainage plans and volume calculatians were nat avaitable. They are plaru�ed to <br />be forwarded to Rocky Keehn, the City's engineer, for comment prior to this evening's meeting. A <br />prelizninaty discussion with Mr. Keehn however indicated ttzat problems were not anticipated with <br />the drainage. <br />Access cmd Parki�rQ• <br />No changes with regard ta access have been made to ihe site plan. Access to the site will be <br />accompIished with a single entryway south of the ea�isting Red Oak Apartments entryway. The <br />drive a.ccess will be in between the apartments and the townhome units. The e�cisting driveway <br />servicing Red Oak Apartments wiIi be removed. The proposed driveway would be 28 feet wide as <br />requested by the Fire Marshai. <br />The number of parking spaces have heen recfuced to account for th� six fewer dweiling uzuts. Eight <br />fiature parking stalls ace shown on the plan adjacent to the main entryway atong Highway 10. Sinc� <br />parking can be located within five feet of a property line iai residentiat districts, this location--while <br />not optimal--is acceptable. There are nine add�tional futur� parking stalls on the north side o£the <br />i 7-unit Red Oak Apartment buildzng. Figuring in the 17 fuiure parking stalls, �5 sur#'ace parking <br />staIls are possible, which meets the criteria of the City Code and Planning Commission Resolution <br />513-97. There would be 51 garage stalls for the SQ dwelling units. Altogether, 109 parking sialls <br />would be provided with an additional i7 stalls set aside in proof-of-parking. Including the 17 <br />future stalls, 12b stalls could be provicled. <br />
