Planning Comznission Resolution Na. 528-97 <br />Silvcr Lake Commons Developmeni iteview <br />September 3, 1997 <br />Page 2 <br />VVHEREAS, on Juiy 15, 1997, the Planning Commission in Resolution 514e97 <br />recommended approval of the deveIopment review request for the Silver Lake Commons <br />residentiai development; and <br />WHEREAS, on July 28, 1997, The Mounds View City Council in ResoEution 5144 <br />approved the developme�zi review request for the Silver Lake Commons resideniial <br />development; and, <br />WHEREAS, ihe site plans for the Silver Lake Commons Residential I�eveiopment have <br />been amended to exciude the City-owned parcel at 2625 Highway 10 thus necessiiating a <br />reapproval of the development; and, <br />WHEREAS, the Planning Cammission does hereby fir►d that the landscape plan as <br />praposed satisfies the requirements of the Code as amended in the stipula�ions below; and, <br />W�-�REAS, the City Engineer has reviewed the drainage plan for this site and has found <br />it acceptabte and consistent witl� the Master Drainage Plan previously appro��ed by the City <br />Council and Rice Creek Watershed District; and, <br />WI�EREAS, the City �ire Marshal has reviewed the site plans and finds th� layout meets <br />Fire Department requirements for emergency vehicle access. <br />NOW, TI�REFORE, BE IT RESOLVED, that the Mounds View Planning Commission <br />does hereby recommend to the City Council that the development review for the Silver Lake <br />Commons development project proposed by MSP Rea! Estate, Inc. be approved subjeci to the <br />following stipuiations: <br />Prior to action by the City Councii on this development review, the appiicant <br />shall: <br />a. Revise the tandscape plan to show a row of'tree ar shrub plantings along <br />the property line adjacent to the City-owned properiy to act as a screen <br />between the proposed residences and any fiature use of the City property. <br />b. Revis� the parking iayout to show one add'ationai parking space so that the <br />count of surface parking is 58 spaces with li additional spaces set aside as <br />fiaiur� parkin� for a total af 7S possible suriace spaces. <br />c. Add a note to the site plan which states: <br />"A var°iance in required parking rcrtios was approvecl for this property by <br />Planning Commission Resolution No. 513-97.
