This varian�� <br />would be prepared far your consideration when ttus projeci is ready for d�cision by the Planr�ng <br />Commission. • <br />Utilities and Easenaents; PlcaPiing: <br />Ther� are water and sewer lines in both Eastwoad IZoad a.r�d Highway 10, so utilities are avaiiable <br />to the site. The applicant will need to replat the site io remove the lot lines since development wi1� <br />b� crossing those lines. The needs for easements for water, sewer and drainage for the <br />development would be addressed at that time. There is a St. l�aul Waterworks easement which ctat� <br />across th� comer of the property at Highway 10 and Eastwood Road. �taff needs to refer tlus <br />project to them for comment, and will do so before your next meeting. <br />Cor�clus�ons: <br />At this stage, sta�is favorable toward t�i� project with some modifications to the landscaping <br />plan, submittal of a satisfactoey drainage p1an, and pending comments from St. Paul Vdaterworks. <br />�oth the zonin� and the Towle Report (done as part of the Area 9-Highway 10 Stiady) anficipate <br />the use of this property for multiple family housing. The proposal m�ets the development <br />requirements of the City's Zoning Cod�.
